10×12 pergolas
Ten by twelve is the size most brands build for, so the question is not who sells one but which roof you want. Most kits here have a louvered roof, nearly all of them hand-cranked, and the rest split between cedar slats and sliding canopies. A louvered roof costs roughly three to four times an open cedar frame at this size, and that gap is the whole decision.
A 10×12 covers 120 square feet: a four-seat dining set, or a sofa and two chairs, not both. It fits most suburban patios without running into the house, which is why eight brands sell one and why prices at this size run from a few hundred dollars to several thousand.

Brand list prices, before tax, delivery and installation. Brands often run promotions, so check the live price before you order. One row per brand and construction; the full grid above lists every 10×12 kit. Per-square-foot is the kit price divided by 120.
Read the table top to bottom and you are climbing three rungs. The bottom rung is a shade frame with a fabric canopy that slides on rails; it keeps the sun off and comes down for winter. The middle rung is cedar with an open slat roof, a structure you will still own in ten years if you stain it. The top rung is a louvered roof that closes against rain, and it starts at roughly three times the cedar price.
Within the louvered rung the spread is wide, and it is mostly warranty and finish. Erommy and Purple Leaf give one year. Paragon gives four with a fifth on registration. The Mirador 88S sits between them on price with a three-year term plus one. If a louvered 10×12 is the goal, start with the warranty column, not the price column. The best louvered pergola brands guide ranks the brands.
What each brand sells at this size
| Brand | Construction at 10×12 | Frame |
|---|---|---|
| Erommy | Manual louvers; sliding canopy | Aluminum; one steel-and-aluminum frame |
| Purple Leaf | Manual louvers; sliding canopy | Aluminum |
| Paragon Outdoor | Manual louvers | Aluminum |
| Mirador Outdoor | Manual louvers | Aluminum and steel |
| Yardistry | Manual louvers | Aluminum, or cedar with aluminum louvers |
| Backyard Discovery | Manual louvers; open slats | Steel; cedar |
| Amerlife | Open slats | Cedar |
| Sunjoy | Sliding canopy | Steel |
A frame listed as "aluminum and steel" is a mixed frame, usually steel posts under aluminum louvers; the product page states which part is which.
Purple Leaf is the brand to look at first if you want louvers and are price-led, because it sells four 10×12 louvered families at four price points and the same one-year warranty on each. Paragon is the brand if the warranty term matters more than the entry price. Yardistry is the only route to a wood frame with a roof that closes, and it charges for that.
Backyard Discovery is the odd one out: its louvered 10×12 is steel, not aluminum, and its cedar 10×12 is the Beaumont sold as 12×10. Both carry the same five-year term. If you are choosing between them, you are choosing between a closing roof and a wood one, and the price difference is the roof.
Warranty terms you can hold a brand to
Four of the 10×12 families publish no warranty, and they are among the cheapest kits on the page. That is not a coincidence, and it is not a reason to avoid them; it is a reason to expect nothing after delivery. Paragon states its Grand Tuscan term two different ways on one page, and the kit record quotes both. Mirador and Purple Leaf put a single number on the page and stop.
Paragon Grand Tuscan, both published terms
Page publishes conflicting terms. Features text: "4 Year Limited Manufacturer Warranty. Register your Grand Tuscan for an additional 1 year of coverage!" Warranty tab, same page: "Structure Warranty: 6 Years (+1 with registration) / Roof Warranty: 4 Years"
As published by Paragon Outdoor. Terms and exclusions are the manufacturer’s. We quote the wording; we do not score it.

What to watch for
- Three louvered kits at this size do not say whether the roof is manual or motorized. The card shows "Louvered" alone; ask before you buy.
- The Erommy integrated-drainage kit publishes an overall size of 9.7 feet square for its 10×10 and nothing for the 10×12. Assume the same shortfall.
- Backyard Discovery sells its 10×12 kits as 12×10. Same footprint; check which side faces the house.
- Yardistry lists anchoring as a paid extra and does not supply anchoring hardware on the Meridian. Mirador and Paragon include expansion bolts.
- Several sliding-canopy kits were out of stock when last verified. The list price stands, the availability does not.
Alternatives that are not pergolas
Sunjoy sells this footprint as a hardtop gazebo more often than as a pergola, and gazebos are a different thing by construction so they are not in the grid above. There are more of them at 10×12 than there are pergolas from any single brand: steel, aluminum and timber posts under a vented two-tier roof, some with netting, some with a skylight panel, one with solar lighting built into the frame. If a fixed roof is what you came for rather than louvers you can open, start here.
Questions
What is the cheapest 10×12 pergola with a louvered roof?
The table above prices every louvered 10×12 kit; the Erommy and Purple Leaf kits sit at the bottom of that group, each with a one-year warranty. The price is rendered from the manufacturer at the 10×12 size, so check the table rather than this answer.
Can I get a motorized pergola at 10×12?
No kit in this catalogue is sold motorized at exactly 10×12. The motorized kits step up to 10×13 and 12×16; see motorized pergolas and 12×16 pergolas.
Is a 10×12 pergola big enough for a dining table?
For a four-seat table, yes, with room to pull chairs out. A six-seat table with a sofa needs the 12×16 footprint.
