Pergolas with a roof

There are two ways to get a pergola with a roof. Louvers close for rain and open again for sun, and they’re what most pergola kits with a roof use. A fixed hardtop of steel or polycarbonate is always covered and usually cheaper, but most are sold as hardtop gazebos rather than pergolas. Choose louvers if you want the sun back on nice days, and a hardtop if you just want shelter.

At 10×12, a typical manual louvered kit costs about $1,800, and a hardtop gazebo $930 to $1,500. The few kits sold as hardtop pergolas cost far more: Pergola Depot’s Big Kahuna starts around $6,800.

Hardtop or louvered?

A louvered roof gives you a choice. Closed, the slats shed rain into a gutter that drains down a post; open, they let the sun and air back in. The trade-off is that it isn’t a sealed room, as Purple Leaf says of its own louvered pergola, and in heavy snow you’re relying on the louvers: Hansø’s warranty, for one, excludes snow load on them.

A hardtop is simpler. A steel or polycarbonate roof is always covered, so there’s nothing to open or close, and most cost less than a louvered kit the same size. What you give up is the sun: a hardtop shades the space all day, whether you want it or not. Polycarbonate panels let some light through, which helps.

Hardtop kits worth a look

Most fixed-roof kits are sold as hardtop gazebos, though they do the same job as a pergola with a solid roof. Three cover most needs.

Sunjoy’s Vista mounts against your house wall, with a sloped hardtop that sheds rain away from it, from about $975. Its Kingston is a freestanding aluminum hardtop from about $1,100 for 10×10, in sizes up to 12×20. Mirador’s 111A Offset puts an aluminum hardtop on offset posts, so the corners stay open, at about $3,500 for 10×16.

If you want a kit its maker calls a hardtop pergola, there are only a few, such as Pergola Depot’s Big Kahuna and Heartland’s vinyl Elements kit with solid roof panels, and they cost several thousand dollars. Every hardtop gazebo we list is on our hardtop gazebos page.

What a pergola with a roof costs

Typical kit prices for each kind of roof, before installation
Kind of roofTypical priceSize
Hardtop, sold as a gazebo$930 to $1,50010×12
Louvered, manual$1,500 to $3,30010×12
Louvered, motorized$5,000 to $13,90010×13

The middle half of list prices in our Pergola Price Index. Motorized kits are shown at 10×13, the size most of them are sold in.

So a hardtop is the cheapest way to keep rain off, and a motor is the most expensive. Installation, footings and power come on top of all of these, and our pergola cost guide adds them up.

Attached to the house, or with sides

Many louvered kits come in a wall-mounted version that fixes to your house on one side, including PergoLux, Purple Leaf’s Caesar and Backyard Discovery’s Evanston, and Sunjoy’s Vista does the same with a hardtop. Seal the joint where the roof meets the wall, because that’s where water gets in, and check the warranty: Hansø’s, for example, doesn’t cover water getting in at the wall.

For sides, some kits include them. Several Erommy louvered kits come with curtains or pull-down privacy screens in the box. Others sell them separately: Mirador offers a privacy screen system, and PergoLux sells retractable screens for each side.

Questions

Can you buy a pergola with a solid roof?

Yes, but few are sold under that name. Pergola Depot and Heartland sell kits they call pergolas with solid roofs, for several thousand dollars. Most fixed-roof kits are sold as hardtop gazebos instead, from about $1,000, and they do the same job.

Is a pergola with a louvered roof waterproof?

In normal rain, yes. Closed louvers shed water into a gutter that drains down a post. It isn’t a sealed room, though, and in wind, rain can still blow in at the open sides.

How much does a 12×12 pergola with a roof cost?

A typical manual louvered kit costs about $2,800 at 12×12, and a hardtop gazebo that size about $1,400. Installation comes on top.

Does Costco sell a pergola with a roof?

Yes. On 11 October 2026 Costco listed Mirador’s louvered pergola online from $1,499.99 for 10×10, and fixed-roof options including Yardistry’s 12×20 gazebo with an aluminum roof at $3,499.99 (more in our Costco gazebo guide).

Do you need a permit for a pergola with a roof?

Often, because a roof that closes or a fixed hardtop can make your town treat it as a covered structure. Ask your building department before you order, especially if it will be attached to the house.
